Mechanic's (Construction) Lien Law

Florida has strict deadlines which govern construction liens, commonly known in Florida as mechanic's liens. If you intend to file a mechanic's lien to help ensure you receive payment, you have only 90 days from substantial completion of the work to file your mechanic's lien. You cannot rely on punch work to extend this deadline. You have 45 days from the day you first start the work or deliver materials to the job to file your Notice to Owner if you are not in direct contact with the owner. The mechanic's lien is valid for one (1) year from the date of recording. If a lawsuit is not filed to foreclose the Claim of Lien within the one (1) year, the mechanic's lien is void. Therefore, it is critical to contact us as soon as possible because in Florida the mechanic's lien statutes are strictly construed by the Courts. Miss a deadline and you are out of luck.

Homeowner & Condo Associations

Florida condominium associations and homeowner associations face unique legal needs. We have experience assisting boards and residents navigate the sometimes difficult transition to membership control at and after the association has been turned over to residents. Operation of a condo association or homeowners association often requires assistance in implementing an effective collections policy, and we have a proven track record in this area which results in resolving cash flow problems while being sensitive to the needs of the membership. When the board or community association management firm has a question on day to day operations, or requires an experienced litigation team we have the experienced professionals to timely and professionally provide legal services.
